Services and Marketing Boosters
Choose which additional services you require, please bear in mind you are legally required to provide an Energy Performance Certificate (EPC) which we can organise for you and carry out at the same time as your photography and floorplan. We offer in addition a range of optional marketing boosters, each one either helping you attract more online property views or in turn converting those online views to actual viewings and therefore achieve a faster sale. For example; Rightmove has stated the Rightmove Premium increases clicks on your property by 33%.
Home visit
Once you have signed up the next steps are to book in your home visit and complete your property questionnaire. Your local 321 ICS representative will organise with you directly to visit your property where necessary (Contact will be made within 24 hours of ordering). As well as completing high quality photographs and floor plans, they will verify the property details and may complete the EPC. *depending on services chosen
Go-live
Your property will be ready to review online asap after the home visit (usually 1 – 3 working days). You will be alerted to review the details and once you are satisfied your property will go live across our full network of property websites. If you have requested a valuation guide we will discuss the report we have created with you and agree on a valuation before going live.
Viewings
Whenever a potential buyer contacts us wanting to view your property we’ll contact you straight away to arrange a date and a time. After each viewing we’ll check how it went, upload the feedback to your client site where you can also see your statistics which show how many people are looking at your advert.
Negotiations
As soon as we’ve found you a potential buyer that falls in love with your home and makes an offer we’ll let you know right away. If their offer isn’t right then we’ll negotiate for you until you’re happy with the price (depending on which services are chosen).
To Completion
Once you’ve ok’ed the offer we’ll write a confirmation letter to both solicitors (for our conveyancing deals click here) who should then commence with all the legal bits. We keep in contact with the Solicitors on your behalf throughout the sale (depending on which services are chosen). When both the solicitors are happy they should agree a date to exchange contracts. A deposit is usually paid at this point by the purchaser and held by the solicitor. Once exchange of contracts has taken place a date for completion is decided. At completion the balance is paid to your solicitor from the purchaser’s solicitor and you release the keys to the purchaser. You can now sit back, relax.
